Why does condensation happen in shipping containers

Shipping containers are made from steel, which changes temperature quickly. When warm, moist air inside the container meets cold steel walls or roof panels, water vapour can condense into droplets. When droplets form on the ceiling and fall onto stored goods, this is often called container rain.

Moisture can come from humid air, wet goods, damp timber, cardboard, pallets, people working inside, heaters, poor drainage, or water trapped around the base. Condensation can occur even when the container is wind and watertight, because the issue is moisture inside the air rather than rain entering through a hole.

Good condensation control usually combines several measures: dry loading, airflow, raised storage, clear vents, site drainage, insulation, lining, anti-condensation treatment, or mechanical ventilation where appropriate.

Which goods are most at risk?

Some goods tolerate normal container conditions better than others. Robust metal items, outdoor equipment, building materials, and site tools may only need basic airflow and regular checks. Moisture-sensitive goods need more planning.

  • Documents and archives: paper, files, books, labels, and cardboard can soften, warp, or grow mould.
  • Furniture and textiles: upholstery, mattresses, clothes, bedding, and timber can absorb moisture and smell musty.
  • Tools and machinery: steel parts, tools, spares, bikes, and machinery can corrode if condensation is persistent.
  • Electrical equipment: electronics, cables, control panels, and appliances can be damaged by moisture and temperature swings.
  • Retail stock: packaging, labels, fabrics, cartons, and customer goods may need insurance and moisture checks.

Hazardous, perishable, chilled, frozen, medical, food-related, or regulated goods may need specialist storage rather than a standard container. Check safety, insurance, and legal requirements with the relevant authority or competent professional.

Quick controls for basic storage

For many storage uses, the first step is not insulation. It removes unnecessary moisture and keeps air moving around the goods.

  • Load only dry goods, dry boxes, and dry pallets.
  • Keep goods off the floor using pallets, shelving, or racking.
  • Leave gaps between stored items and the steel walls.
  • Do not block existing vents with stock or lining.
  • Open the doors periodically where site security and weather allow.
  • Use desiccants or moisture traps where the container is kept closed for long periods.
  • Inspect after cold nights, heavy rain, long closed periods, or seasonal temperature changes.

Desiccants are moisture-absorbing materials placed inside the container. They can help in sealed storage, but they need inspection and replacement. They are not a substitute for loading dry goods or solving a persistent moisture source.

Ventilation options

Ventilation helps air circulate through the container and can reduce trapped humidity, stale air, odours, and the risk of mould and corrosion. Most standard containers have small passive vents near the upper side walls. Passive vents are fixed openings that allow limited air movement without power.

Extra passive vents can improve crossflow, especially on longer containers or units used for tools, sports equipment, agricultural supplies, or general storage. Louvre vents are larger, slatted vents that allow greater air movement and are useful for workshops, plant rooms, or modified containers. Rotary vents use wind movement to help extract air from roof level.

Powered extraction may be needed for offices, workshops, gyms, plant rooms, or spaces where people spend time. It needs a suitable power supply, weatherproof installation, safe electrical work, and maintenance. Ventilation can reduce the risk of condensation, but it does not guarantee a dry container if wet goods are loaded or the site remains damp.

Anti-condensation coating

Anti-condensation coating is a textured treatment applied to internal steel surfaces, often the roof. It helps manage small amounts of condensation by absorbing moisture and releasing it when conditions improve.

This can be useful for basic storage where the aim is to reduce dripping rather than create a heated or occupied space. It may suit tools, machinery, household storage, self-storage, and general dry goods where full lining is not required.

Anti-condensation coating does not remove moisture from the container, provide full insulation, or make wet goods safe to store. It should be considered with dry loading, airflow, raised storage, clear vents, and regular checks.

Insulation and lining options

Insulation reduces heat transfer through the steel shell. Lining creates an internal finish over the steel and insulation. Together, they can reduce the risk of condensation, improve comfort, and make the interior more suitable for workspaces or sensitive goods.

Rigid insulation boards, such as PIR boards, are often fitted between timber or metal framing and then covered with plywood, OSB, melamine, or another internal lining. Plywood is robust and suitable for fitting shelving or hooks. Melamine is smooth and easier to wipe clean, which suits offices or other cleaner internal environments.

Closed-cell spray foam bonds directly to steel and can reduce air gaps where condensation may form. It can suit higher-specification conversions, but application quality, finish, ventilation, fire performance, future repairs, and service routes need proper planning.

Insulation for offices, workshops and conversions

An occupied container needs more than basic storage protection. Offices, workshops, gyms, classrooms, studios, canteens, and welfare-related spaces may require insulation, ventilation, heating, cooling, lighting, electrical systems, safe access, fire safety checks, and regular maintenance.

People add moisture through breathing, wet clothing, hot drinks, heating, and daily use. If a container is insulated but poorly ventilated, stale or humid air can still build up inside. Heating without ventilation can also increase moisture problems.

Container type, size and condition

A 10ft container may be suitable for small stores, domestic use, or restricted sites. A 20ft container is a common general storage size. A 40ft container provides more volume but needs more thought around airflow, access, racking, and delivery space.

Condition affects moisture risk. A one-trip container is a new or near-new unit that has usually carried cargo once before release for sale or hire. A used wind and watertight unit can be suitable for many storage uses if the roof, walls, doors, seals, floor, and vents are serviceable.

Refrigerated containers, also called reefers, provide temperature control when connected to a suitable power supply. They may be needed for goods requiring controlled temperature, but they still require loading discipline, airflow space, monitoring, cleaning, and maintenance.

Useful starting points include new build shipping containers, 20ft shipping containers, 40ft shipping containers, and 20ft refrigerated containers.

Site placement, drainage and delivery

Where the container sits affects condensation and corrosion. A damp, shaded, poorly drained position can keep the steel cold and the underside wet. A well-drained site with airflow around the container usually performs better.

The ground should be firm, level, and capable of supporting the container and its contents. Uneven ground can twist the frame and affect door seals, which may let moisture in or make the doors hard to lock. Raise the container on suitable supports where needed to improve airflow under the floor and reduce contact with damp ground.

Delivery also needs planning. Most containers are delivered by a heavy goods vehicle, and many placements use a HIAB. A HIAB is a lorry-mounted crane used to lift the container from the vehicle and place it nearby. Sale, hire and modification limits

Buying can suit long-term storage, workspaces, insulation, lining, vents, electrics, repainting, branding, and bespoke modifications. Hire can suit temporary storage, building projects, seasonal stock, and short-term overflow needs.

If the container is hired, do not drill vents, fit lining, add insulation, install electrics, paint, weld, cut, move, or modify the unit without agreement. Hire units normally need to be returned in the agreed condition and remain accessible for collection.

Export, insurance and compliance risks

If goods are stored before export, the moisture risk can persist during transport, port storage, and onward movement. Export cargo may require cargo-worthiness, valid CSC status, cargo securing, documentation, customs clearance, VAT, duty, insurance, and carrier acceptance.

Moisture-sensitive export cargo may need desiccants, packaging, ventilation decisions, lining, cargo protection, and loading advice from the freight team. A storage-grade container should not be assumed suitable for cargo movement.
